1. The service

Habitto (habitto.eu) provides AI-assisted real estate insights: instant property value estimates, price forecasts, rental yield estimates, neighbourhood analytics and a home-finding assistant that ranks areas to live around a workplace or study place. The service is provided by Habitto (“we”, “us”) and is free to use; some features require a free account.

2. Data coverage by region

Our estimates are built from official public data, and their quality depends on regional coverage. The service currently covers:

• Latvia — Rīga, Jūrmala, Mārupe and Ādaži, based on official VZD (State Land Service) cadastral and transaction data plus district price benchmarks.
• Estonia (beta) — Tallinn, based on the Estonian Building Register (EHR) and Land Board data.

Addresses outside these areas may return limited results or no valuation at all. Coverage expands over time; this page reflects the current state.

3. Estimates, not appraisals

All values shown — current value estimates, forecasts, rent estimates, neighbourhood scores and commute times — are statistical estimates produced from historical public data. They are provided for information only and do not constitute a certified property appraisal, financial advice, investment advice or a recommendation to buy, sell or rent. For decisions with legal or financial consequences, consult a certified appraiser or advisor.

4. Accounts

Some features require a free account. You are responsible for keeping your login credentials confidential and for activity under your account. We may suspend accounts used to abuse the service (scraping, automated bulk queries, attempts to disrupt operation). You can request deletion of your account and associated data at any time via the contact below.

5. Acceptable use

You may use the service for personal and internal business purposes. You may not resell, systematically extract or republish our data or estimates without written permission, misrepresent Habitto outputs as certified valuations, or use the service in violation of applicable law.

6. Third-party content

Pages may link to external services (e.g. listing portals, map providers). Those sites have their own terms and we are not responsible for their content or availability. Map data © OpenStreetMap contributors; public registry data remains subject to its issuers’ terms (VZD, Estonian Land Board, EHR).

7. Liability

The service is provided “as is” without warranties of accuracy, completeness or availability. To the maximum extent permitted by law, we are not liable for decisions made or losses incurred in reliance on estimates or other content shown by the service.
